Consumers may choose to connect with participating licensed real estate professionals; any decision to engage a professional is solely the consumer’s, and consumers are encouraged to perform their own independent due diligence. Information on this site is for general educational purposes only — not mortgage, legal, or tax advice. Program terms, eligibility, rates, and funding availability change frequently — always verify current rules with the issuing agency or a licensed professional before making a decision.

Compensation & how we get paid (RESPA § 8)

BluebonnetBuyer does not receive compensation contingent upon the referral, settlement, or closing of a real estate transaction. Any fees paid by participating professionals are for advertising, membership, educational resources, and platform access only.

BluebonnetBuyer charges Pros a flat monthly advertising and marketing-access subscription for placement in our round-robin rotation within a market tier. No compensation paid to BluebonnetBuyer is tied to referrals, originated loans, or closed transactions. We do not, and will not:

  • accept any fee, kickback, or thing of value for the referral of settlement-service business in violation of the Real Estate Settlement Procedures Act (RESPA, 12 U.S.C. § 2607);
  • charge per-closed-loan, per-transaction, or success-based fees;
  • sell “preferred placement” or rank Pros based on what they pay;
  • steer consumers toward any Pro based on compensation to BluebonnetBuyer.

Pro placement is determined by capped market tiers, round-robin order, and acceptance behavior — not by payment level. Pros are independently responsible for their own RESPA, TILA, SAFE Act, and state licensing compliance.

No mortgage, legal, tax, or real-estate advice

Nothing on this site is mortgage advice, a loan offer, a commitment to lend, a pre-approval, a rate quote, a rate lock, an appraisal, legal advice, tax advice, financial advice, or insurance advice. We do not determine what loan or program you qualify for, do not tell you which lender to choose, and do not advise you on whether to accept any specific offer or contract term. Only a Texas real-estate license holder (TREC), a licensed mortgage loan originator, attorney, CPA, or insurance agent can advise you on your specific situation.

No guarantees

We make no representation, warranty, or guarantee about loan approval, interest rates, grant or DPA eligibility, the number or quality of leads a Pro will receive, or the outcome of any transaction. Phrases such as “may qualify,” “potential savings,” or “programs available” reflect general possibilities — not promises specific to you.

When you submit a callback request, contact form, or other inquiry on this site, you expressly consent to be contacted by BluebonnetBuyer and any matched Texas-licensed real-estate professional at the phone number and email you provide, including by call, SMS/text, and email, for the purpose of responding to your request. Standard message and data rates may apply. Consent is not a condition of purchase or of receiving educational information. Reply STOP to any SMS to opt out, or email support@bluebonnethomesavings.com to revoke consent at any time.

Texas real-estate professionals on our platform are licensed by TREC. Buyers and sellers are entitled to receive the following from any TREC-licensed sales agent or broker:

Calculator & program disclaimers

Down-payment assistance, MCC tax credits, and grant programs shown on this site have eligibility rules, funding caps, and sunset dates that change without notice. Estimates produced by our calculators are educational projections only — actual loan terms, taxes, insurance, and closing costs will be determined by your lender, title company, and local taxing authorities.

Subscription billing

Pro subscriptions are processed by Stripe, billed monthly, and renew automatically until canceled. See our Refund & Cancellation Policy and Pro Subscription Agreement for full terms.
