BluebonnetBuyer started as a personal spreadsheet — federal grants, TDHCA programs, TSAHC, MCC tax credits, city DPAs, builder incentives, seller concession scripts — anything that could lower the cost of buying a home in Texas. Once it crossed 60 programs, we stopped emailing it to friends and put it online.

Today it's a free, independent educational platform. No paid placements. No "preferred" lender. Just the catalog, the math, and a way to be introduced to a vetted local professional when you're ready.

Buyers pay nothing. Ever. The site is funded by an advertising subscription paid by vetted Texas real estate agents and lenders who want to be introduced to buyers in their county. It is a marketing subscription — not a referral fee, not a kickback, and not contingent on a buyer working with them or closing a transaction.

Because subscriptions are flat monthly fees, no one can "pay for placement" in our program catalog, calculators, or educational content. A federal grant that beats a sponsored alternative will always be presented as the better option.
