What's the difference between federal and Texas state programs?+
Federal programs (FHA, VA, USDA, Fannie Mae, Freddie Mac) are available nationwide and typically focus on insured loans with low down payments. Texas state programs (TDHCA, TSAHC, VLB) layer on additional grants, forgivable loans, and tax credits exclusively for Texas residents. Most buyers can stack one federal loan with one or more Texas programs.
Do I need to be a first-time home buyer?+
